Marsa Al Saadiyat: Inside Abu Dhabi’s AED 100 Billion Waterfront Masterplan

Aldar is activating the final phase of the Saadiyat Island masterplan with a new waterfront destination combining homes, beaches, marina living, culture, hospitality and major new transport infrastructure.

AED 100B Development 6.4M sqm 8 km Waterfront 58,000+ Residents

Marsa Al Saadiyat is set to become one of the most significant new waterfront destinations in Abu Dhabi, with Aldar activating the final phase of the wider Saadiyat Island masterplan.

With a gross development value of AED 100 billion and a total area of approximately 6.4 million square metres, the destination will introduce a new scale of residential, hospitality, leisure and cultural development to the island.

But the size of Marsa Al Saadiyat is only part of the story. New roads, tunnels, a planned underground Etihad Rail high-speed station, Abu Dhabi’s largest marina and direct links to the Saadiyat Cultural District are designed to change how residents move through the island and connect with the wider capital.

What Is Marsa Al Saadiyat?

Marsa Al Saadiyat is the new name for the area previously known as the Saadiyat Marina District. It forms the final major phase of the Saadiyat Island masterplan and will extend the island’s residential and lifestyle offering considerably.

The destination is planned as a complete waterfront community rather than a single residential development. Future residents are expected to live across a mix of private mansions, luxury villas, waterfront apartments and branded residences.

More than 58,000 people are ultimately expected to call the destination home, giving Marsa Al Saadiyat the scale of an established neighbourhood rather than a standalone luxury enclave.

Why It Matters

The Final Phase of Saadiyat Island

Marsa Al Saadiyat is not simply another project launch. It activates the final phase of one of Abu Dhabi’s most established premium island destinations.

02

8 Kilometres of Waterfront Living

Water is central to the Marsa Al Saadiyat masterplan. The destination will extend across approximately 8 kilometres of waterfront, including around 5.6 kilometres of beaches.

At its centre will be Abu Dhabi’s largest marina, planned to accommodate up to approximately 350 berths for sailing boats and luxury yachts.

The waterfront core will also include a yacht club, restaurants, retail and two luxury hotels, creating a destination intended to function throughout the day rather than relying only on residential demand.

03

A More Connected Saadiyat Island

One of the most important aspects of Marsa Al Saadiyat is not a residential building or amenity. It is connectivity.

A new integrated network of roads and tunnels is planned to connect the destination with Reem Island and Umm Yifeenah Island. According to the official masterplan announcement, these links are intended to improve infrastructure efficiency and reduce travel time toward central Abu Dhabi.

The destination will also feature a planned underground Etihad Rail high-speed rail station integrated into the masterplan, creating another future connection between Saadiyat and the wider UAE transport network.

Planned Connectivity

  • New road and tunnel links toward Reem Island
  • Connection with Umm Yifeenah Island
  • Underground Etihad Rail high-speed station
  • New bridge connection to an additional Aldar island development
  • Pedestrian connection toward Saadiyat Cultural District
04

Designed Around Walking, Cycling and Daily Life

The masterplan goes beyond waterfront views. A large network of pedestrian routes, cycling infrastructure and green spaces is being planned to encourage residents to move through the community without depending on a car for every journey.

Community clubhouses, outdoor pools, sports courts, children’s areas and premium healthcare are also included in the wider plan.

05

Culture Becomes Part of the Neighbourhood

Marsa Al Saadiyat will benefit from something few waterfront communities can replicate: direct access to the Saadiyat Cultural District.

A scenic pedestrian connection is planned between the new destination and the cultural district, bringing residents closer to institutions including Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi, teamLab Phenomena Abu Dhabi and the upcoming Guggenheim Abu Dhabi.

Within Marsa Al Saadiyat itself, a new theatre district will be anchored by Dar al Funoon, a performing arts venue designed to accommodate more than 6,000 guests for performances, productions and international events.

06

Why Marsa Al Saadiyat Matters for Property Buyers

For investors and end-users, the significance of Marsa Al Saadiyat is less about one individual project and more about how much additional infrastructure, residential supply and lifestyle development is being added to an already established premium island.

Final-phase positioning: buyers will be entering the last major expansion of the wider Saadiyat Island masterplan.
Multiple property formats: mansions, villas, apartments and branded residences create different entry points into the destination.
Major infrastructure investment: new roads, tunnels and rail connectivity could materially improve how Saadiyat connects with Abu Dhabi.
Established destination: the project builds on Saadiyat’s existing beaches, schools, hospitality and cultural institutions rather than creating demand from zero.
Large future resident base: more than 58,000 residents are planned across the completed destination.

These factors can strengthen the long-term investment case, but buyers should still evaluate each future launch individually. Location within the masterplan, view, property type, launch price, service charges, payment plan and delivery schedule will ultimately determine whether a particular unit represents good value.

07

When Will Marsa Al Saadiyat Properties Launch?

Aldar has confirmed that sales of the first homes are expected to begin during the second half of 2026, while site enabling and infrastructure works are scheduled to begin in the third quarter of 2026.

Important: The official masterplan announcement did not publish a starting price, detailed unit inventory or residential payment plan. Buyers should avoid relying on unofficial pricing until individual projects are formally released by Aldar.

This makes the next stage particularly important. The first residential launch will reveal where Aldar positions Marsa Al Saadiyat relative to established Saadiyat communities and other new luxury waterfront projects across Abu Dhabi.

08

Sustainability and Future Infrastructure

Aldar is targeting a 2 Pearl Estidama rating for the Marsa Al Saadiyat masterplan and plans to apply Fitwel principles focused on health and wellbeing.

Selected assets will also target LEED Silver and Gold certification, while smart-city technology and advanced digital infrastructure are planned across the development.

This is particularly relevant for a project expected to accommodate tens of thousands of residents, where transport, public spaces, energy performance and walkability will influence the long-term quality of the neighbourhood.

09

Final Thoughts

Marsa Al Saadiyat represents a major new chapter for both Saadiyat Island and Abu Dhabi’s luxury property market.

The AED 100 billion masterplan combines 8 kilometres of waterfront, Abu Dhabi’s largest marina, beaches, parks, cultural destinations, hospitality, schools and a future population of more than 58,000 residents with major new transport connections.

For buyers, however, the most important stage is still ahead. As Aldar begins releasing the first residential projects, the opportunity will need to be assessed project by project rather than simply on the scale of the wider destination.

That is where launch pricing, location, product type, views, payment plans and the delivery schedule will determine which opportunities within Marsa Al Saadiyat stand out.
