What Is Manchester City Yas Residences Phase 2?
Manchester City Yas Residences by Ohana is a branded residential community that Ohana describes as the world's first Manchester City-branded residential community. It is being built along Yas Canal, next to Yas Island, by Ohana Development under licence from City Football Group, Manchester City's parent company.
Phase 1 launched in early 2026 and sold out, according to Ohana. Phase 2 continues the masterplan with townhouses, duplexes and villas. You can read our overview of the Phase 1 launch for background.
At the Phase 2 launch at Etihad Arena, Ohana named Manchester City manager Pep Guardiola as the project's official brand ambassador. The developer also announced Erling Haaland as a homeowner in the community, with a five-bedroom villa for his family.
Phase 2 Home Types and Prices
Phase 2 offers five home types. The townhouses are the entry point, with the 2-bedroom townhouse starting from AED 3.59 million. Ohana's launch announcement puts the average 2-bedroom townhouse price at AED 3.75 million.
Prices for the 3-bedroom townhouse, the duplex and the villas depend on the plot and release, so ask for the current price list before choosing a unit.

Both townhouse types are spacious two-storey family homes. Ohana's floor plans show the following layouts.
2-Bedroom Townhouse + Maid's Room
- Ground floor: open living and dining area, kitchen, guest WC, maid's room with its own bathroom, and a private garden.
- First floor: master bedroom with a dressing room and en-suite bathroom, a second bedroom, a family bathroom and a balcony.
- Parking: covered parking for 2 cars.
3-Bedroom Townhouse + Maid's Room
- Ground floor: living and dining area, kitchen, guest WC, maid's room with its own bathroom, and a private garden.

Manchester City Yas Residences Phase 2 Payment Plan
Ohana offers two payment plans for Phase 2. Under Option 1, every buyer pays 5% on signing the SPA and then 5% instalments roughly every six months. The balance is due on completion. The number of instalments depends on nationality.
Option 1: 30/70 for UAE Nationals, 35/65 for Non-UAE Nationals
Option 2: 25/75 with a 2% Rebate
- 10% on signing the SPA
- 15% on 15 February 2027
- 75% on completion
Option 2 brings 25% of the price forward to February 2027 and gives the buyer a 2% rebate in return.

Manchester City Park and Community Amenities
Manchester City Park sits at the centre of the community, together with the Manchester City Sports Clubhouse. Ohana says the park anchors a network of nine neighbourhood parks linked by shaded walkways and green corridors. The park includes a central lawn, children's play areas, a dry-deck fountain, BBQ zones, a food hub, a pavilion and an amphitheatre with an outdoor screen.
