Yas Point by Aldar is a new AED 6 billion integrated waterfront destination planned for the northern side of Yas Island in Abu Dhabi.
Unveiled by Aldar on 10 July 2026, the approximately 600,000 sqm masterplan will introduce 1,600 residences alongside hospitality, education, retail, dining, leisure and public spaces.
Once complete, Yas Point is expected to become home to approximately 5,000 residents while also welcoming visitors through its beach, promenade, parks and year-round waterfront experiences.
🌊 A New Northern Waterfront for Yas Island
Yas Point will transform one of Yas Island’s northern coastal sites into a connected destination for residents and visitors.
Its social heart will be the first beach on the north side of Yas Island, supported by a 700-metre promenade with beachside dining, retail, public spaces and water activities.
🌿 A Walkable, Nature-Led Masterplan
Three signature public parks will form part of a connected network of promenades, cycling routes and gardens. The largest is the approximately 60,000 sqm Lea Park.
📍 Connected to the Wider Yas Island Ecosystem
Yas Point is designed to connect with neighbouring communities such as Yas Acres and Yas Riva through walkable routes, park connections and waterfront pathways.
It will also sit within the wider Yas Island destination, close to major attractions including SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and Yas Marina Circuit, as well as the planned Disney Abu Dhabi and Sphere Abu Dhabi.
